DISCOUNT RENT AVAILABLE: The prevailing rental rate in this neighborhood for a similar two bedroom townhouse is $1000, and the stated rent for this furnished ROOM will be $550. However, we are pleased to be able to offer a DISCOUNT of $50 off your monthly rental if you will help us in two areas.  First, we ask that we receive your rent by mail only no later than 2:00 PM on the first day of each month. Second, we ask that you be responsible for the first $50 of repairs that might need to be performed to the house in any one month.  The management will be responsible for all repairs over $50, and our experience has shown that very few repairs are necessary over the life of the lease if the home is well cared for.

YOUR DISCOUNTED MONTHLY RENT WILL BE $500 PER MONTH.

SECURITY DEPOSIT:  The security deposit for the home will be $500, and will be maintained in an escrow trust account for the owner.
